Introduction:

Vane Tower Penthouse Apartment is a luxury two-bedroom self-catering apartment which sleeps four people and forms the top floor and tower of a beautiful Grade II listed Italianate building with panoramic views over Torbay. Torquay is built on seven hills and Vane Tower is at the top of Vane Hill, in the Harbour Conservation Area. This apartment was renovated in Summer 2018 and finished in November 2018.

Because the property is listed it has not been possible to make structural changes that would make the apartment more accessible to all. Unfortunately, this makes it unsuitable for children under the age of five, and may also make it difficult for people who have limited mobility.

Pre-Arrival and Booking

  • Detailed photographs of the apartment can be seen on our website and we recommend these are referred to before booking the property.
  • The nearest railway station is Torquay. This can be reached on foot in 30 minutes (1.3 miles) or by car in 8 minutes. Other stations can be found at Exeter (24 miles) and Newton Abbot (8 miles).
  • The nearest airport is Exeter airport which is 26.5 miles away by car via the A380. Flybe (Virgin Connect) is the main airline operating from the airport. An airport taxi service is available. More details can be obtained from the airport’s official taxi company appletaxisexeter.co.uk.

  • The nearest bus stop from Vane Tower is at Parkhill, a three-minute walk (0.1 miles) down the steps in front of Vane Tower. This number 64 service runs between Torquay’s main shopping centre and Ilsham Road in Wellswood, close to Kents Caverns and Anstey’s Cove. Down by the seafront on Victoria Parade, near to the bridge over the marina is the stop for the number 62 service which runs between Torquay Harbour and Cockington Village. 

Location

  • The apartment is located on in the Torquay Harbour Conservation Area on Vane Hill, close to the town centre and is about 200m from the sea as the crow flies. Allow approximately 8 minutes to walk down to the harbour and nearest shops. If on foot, please note that there is a steep hill up to the house, either via a stepped footpath or along Vane Hill Road.
  • There is a hairpin bend on the approach road just below the property. Drivers, especially those in larger than average vehicles, need to manoeuvre carefully to avoid hitting the stone walls.
  • Vane Tower can be found some 50m up the hill from the hairpin bend. It is the first drive on the right.

Arrival and Car Parking Facilities

  • Off road parking is reserved for one guest car by the main entrance to Vane Tower through the gated entrance. Care needs to be taken when entering and leaving the site as the entrance is between two stone gateposts and is 2.65m wide. Beware of pedestrians.
  • There is on street parking if guests have an additional vehicle. The gradient of the hill ranges from gentle to steep.
  • The road is a cul-de-sac and there is a turning area at the top of the hill, within 50m of the property.

 Guest Entrance

  • The apartment has its own exclusive entrance and is reached by a footpath which leads round to the side of the building, to the right of the main parking area. This footpath is reached by one step up from the parking area, then along a narrow, paved path which turns the corner and steps down two steps onto a narrow tarmac path. The path varies in width and is as narrow as 60cm in places. Three shallow paved steps lead up to the front door.
  • This path is lit at night by several motion sensor-operated lights.
  • The front door is 1m wide and opens into a tiled hallway where guests are encouraged to leave outdoor wear such as shoes and coats. The hallway is 1.3m at its widest point. The stairs are carpeted and there are 21 stairs, with a handrail, up to the first floor landing. The narrowest part of the landing is 70cm wide.
  • A further 17 stairs lead up to the glazed internal front door of the apartment which opens onto a landing and is 73cm wide

The apartment layout

  • The apartment’s accommodation is split over three levels. On the first level is the kitchen, open-plan living/dining area and the main shower room.
  • Three steps (73cm wide) lead from the living area up to a mezzanine landing with access to the small shower room and the Lower Bedroom.
  • A further 19 steps (74cm wide) lead from the landing up to the Tower Bedroom. These stairs are fitted with handrails.

The Kitchen

  • The door to the kitchen is 74cm wide
  • A low beam means there is restricted head height of 1.78m at the lowest point, just after you enter the kitchen.
  • The L-shaped kitchen is fully fitted with a low level electric oven with drop-down door, ceramic hob and combined fridge/freezer, a fitted slim-line dishwasher, a microwave, kettle, toaster and mini Nespresso machine.
  • The main worktop height is 93cm.
  • There is a total free space of 5.57m2 within the kitchen area.
  • The breakfast bar is 91cm high and there are four stools.
  • The kitchen has a fitted smoke alarm in the kitchen
  • A fire extinguisher and fire blanket are stored in the laundry area (see below)
  • The water stopcock to the property is not accessible to guests. Please contact the Property Managers in the event of an emergency.

Laundry and under eaves cupboard

  • A washing machine and recycling area can be found behind a door to the left of the fridge in an under eaves storage area. The door is 59cm wide. The ceiling height is restricted to 1.8m.
  • Clothes can be dried using the drying rack provided
  • Cleaning equipment including a mop, broom and bucket is stored in this cupboard

Safety

  • Mains operated smoke alarms are fitted in the kitchen, the Tower Bedroom and the living room.
  • A fire extinguisher and a fire blanket are also stored in the under eaves cupboard in the kitchen.
  • In the event of fire, evacuate the building immediately.
  • Two safety lights in the apartment work as nightlights and fully illuminate in the event of a power cut. They can also be used as hand-held torches for emergency use.

Hall cupboard

  • A built-in storage cupboard, to the right of the upstairs entrance to the apartment, has an ironing board, vacuum cleaner and additional hanging and storage space. The cupboard is 74cm wide.

Living/Dining area

  • The door to the L-shaped living area is 74cm wide.
  • There are two, two-seater sofas and a footstool
  • The dining table is rectangular and is set within an alcove. There are four dining chairs.
  • There is a low glass/metal coffee table and two matching side tables with reading lights.
  • The smart TV is wall mounted
  • There are two outward opening fanlight windows. The other windows are locked for safety reasons. The handle height is 1.72m above floor level. The window facing the sea does not open.
  • As with all the rooms fitted with shutters, the shutters can be adjusted to control the amount of light and heat entering the room or can be folded back out of the way.
  • An electric fire provides instant heat if necessary.
  • The heating is controlled by a thermostat in the dining area.

Main Shower Room

  • The door width is 74cm wide. The room has an irregular shape.
  • The toilet seat height is 42cm from the floor.
  • There is 90cm of space in front of the toilet.
  • The rectangular shower (1.7m x 80cm) has a sliding door which opens to a width of 75cm.
  • There is a heated, wall-mounted towel rail
  • There is a key operated lock on the door.
  • The mirror over the washbasin has an integral shaver point and the mirror lights are motion sensor operated. The mirror also has a demist function operated by a switch on the side.

Lower Bedroom

  • The door width is 75cm wide.
  • This bedroom has zip and link beds which can be converted into a 6ft super king bed (180 x 200cm) or separated into 2 singles (90cm wide). The pocket sprung beds are medium-to firm and Crib 5 fire rated.
  • The bed height is 60cm to the top of the mattress
  • Sheets, pillowcases and duvet covers are 200 thread Egyptian Cotton Percale

Non-feather hypo-allergenic pillows and duvets are provided. All comply with British Standard Fire Regulations BS5335

  • Additional decorative bedcovers are provided.
  • As with all the rooms fitted with shutters, the shutters can be adjusted to control the amount of light and heat entering the room or can be folded back out of the way.
  • There is a hanging rail, a chest of drawers and two bedside tables.

Shower Room

  • The door width is 68cm.
  • There is free space within this room of 1.68m2.
  • The toilet seat height is 45cm.
  • There is space in front of the toilet of 87cm.
  • There is a heated wall mounted towel rail
  • There is a lock on the door
  • The mirror over the washbasin has an integral shaver point and the mirror lights are motion sensor operated.

Tower Bedroom

  • The Tower Bedroom is reached via a staircase of 19 steps and the door width at the top is 67cm.
  • There is one King size bed in the room (227cm x 178cm) with a mattress width of 150 x 200cm.
  • The bed height is 62cm to the top of the mattress
  • Sheets, pillowcases and duvet covers are 200 thread Egyptian Cotton Percale

Non-feather hypo-allergenic pillows and duvets are provided. All comply with British Standard Fire Regulations BS5335

Grounds and Garden

Guests have their own private area of the garden. From the front door there are two shallow steps down to a terrace. Eight steps lead down to a curved path which is 100cm wide in places. A further nine steps lead down to the lower terrace which has a view of the harbour and a seating area with tables, chairs and parasol and two sun loungers in the Summer months. Please do not go into the areas of the garden marked Private.

The stone paving can be slippery in wet weather. Guests are requested to not climb on the ornamental steps in the rockery or on the rockery itself.

  • The apartment and outside spaces are all strictly non-smoking. This includes the use of E-cigarettes.
